Applying for an Apartment

To join our friendly community download and fill out the Rental Application form below and read the Rental Criteria. Your application must be accompanied by the appropriate screening charge.

 

Deposits and Fees:

  • Applicant screening charge - $50 per person over 18 (All occupants 18 or older must have an approved application on file)
  • Refundable security deposit – starting at $750 but, can equal one-month’s rent plus fees
  • Pets – Additional refundable security deposit of $500 per pet
  • Pet rent – $25/month per animal
  • Month-to-month rental agreements only, no year leases

 

Once we have accepted a completed and paid application in on any specific unit, that unit is no longer available. We do NOT take multiple applications for one unit. 

 

Rental Criteria

Every person who applies to live at the Timberlee Apartments is treated fairly and on an equal basis regardless of race, color, sex, religion, national origin, handicap, familial status, marital status or source of income.

 
CRITERIA FOR RESIDENCY

  1. Review the applicant screening criteria.
  2. Receive a copy of the applicant screening disclosure.
  3. Complete the application on the designated form.
  4. Pay the nonrefundable applicant screening charge.
  5. Be prepared to wait up to five days as credit checks and approvals often take that long.
  6. Upon approval of your application, you will have 24 hours to submit your Security Deposit (Reservation Deposit) and sign an Agreement to Execute your Rental Agreement. Failure to do so could result in forfeiture of the apartment.
  7. If your application is approved, you will be required to sign a rental agreement in which you will agree to abide by all rules and regulations of the rental unit and pay the required deposits, fees, and other applicable monies.
  8. Picture identification is required of all applicants.

 
OCCUPANCY POLICY

  1. Occupancy is based on the number of bedrooms in a unit. Two persons are allowed per bedroom.

 


APPLICANT SCREENING CHARGE DISCLOSURE

  1. The Applicant Screening Charge is a NONREFUNDABLE payment of money charged by the landlord to prospective tenants the purpose of which is to process an application for a rental agreement.
  2. The Applicant Screening Charge is $50.00.
  3. Everyone over 18 must complete the application process.
  4. The Applicant Screening Charge is to cover the costs of obtaining information on the applicant(s) as the landlord processes the application for a rental agreement.
  5. The applicant has a right to dispute the accuracy of any information provided to the landlord by the screening service.
  6. This management company uses the screening services of Pacific Screening, Inc., 503-297-1941.
  7. A receipt must be provided to the prospective tenant.
  8. If the unit is filled before the screening process is completed, a full refund will be made.

 
SCREENING CRITERIA

  1. We base the rental of a unit on the following criteria:
  2. Income may be required to be three to four times the rent including utilities. Income is considered collective to the unit. All income sources are considered including food stamps, Housing Authority subsidy, child support and other legal sources. Proof of current, steady and consistent employment/income may be required. 
  3. We may require verification of non-employment income such as social security, certificates of deposit, and retirement. We may require verification of employment income.
  4. Debt to income ratio may be considered.
  5. All current and previous landlord references may be verified. Failure to provide correct, verifiable references may result in rejection of the application.
  6. A credit check will be made verifying the prospective tenant’s name, date of birth, social security number, residence history including current and previous addresses, employment as well as seven year’s history of judgments, public records and collections, FED’s and complete credit history.
  7. Demeanor of the applicant(s) will be considered during the application process.
  8. Any information provided that is incomplete, inaccurate, or falsified shall be grounds for denial of the application or subsequent termination of tenancy upon determination of such falsified information.
  9. All information collected including, employment verification, income, rental history, debt to income ratio, credit report and criminal history will be reviewed and considered for every application. 
  10. If an applicant fails to meet these criteria one of the following may occur:
       • Application may be denied.
       • An additional security deposit may be required.
       • A co-signer may be required.
